We look after Airbnbs, short lets, serviced apartments and holiday lets for landlords right across Cardiff, from flats on the water in Cardiff Bay to family houses in Pontcanna and Llandaff. Two-bed short let in Cardiff
£38,745
typical bookings over the last 12 months, before costs
That is about 2.7 times the long-let rent for the same flat.
Airbtics market data, May 2025 to April 2026, mid-range finish.
Run the numbers for your property →Cardiff runs on event weekends. A Six Nations match or a big concert at the Principality Stadium can fill every bed in the city centre, and then the following Tuesday goes quiet. Your pricing has to follow that, so we use PriceLabs to move the nightly rate every day instead of leaving it on one figure all year.
As an Airbnb management company in Cardiff we ID-check every guest, take a security deposit and have them sign our terms before they get the door code. Our cleaners and local maintenance trades keep the place ready between stays. You can check bookings, the calendar and your income in the owner's dashboard whenever you want.
We have been managing properties since 2007.
These are real Cardiff figures from live booking data over the last 12 months. The short-let numbers are gross bookings for a mid-range finish, set against the typical long-let rent for the same size of home.
Finish makes a bigger difference than most owners expect. A four-bed run as a standard let takes around £52,240 a year. Dress and manage the same house as a premium stay and it reaches £113,381.
Four-beds also hold the highest occupancy in the Cardiff data, at around 62 per cent of nights, which is why larger family homes do so well here. Your own figure depends on the street, parking, outdoor space and the finish, so the quickest way to know is to run it through the calculator.

Holiday lets in Cardiff run to two calendars at once. There are the usual summer months, and then the event dates that land whenever the stadium, the castle or the Bay has something on. Families visiting students, wedding parties and groups in for a match all book differently, so we set minimum stays and prices around what is happening that week.
February usually beats March for a two-bed, which tracks the rugby weekends, and July is the strongest month of the year. We plan cleaning and changeovers around those peaks so a booking is never lost to a turnaround.
If you want the property rated for business rates instead of council tax, it has to be let for enough nights each year. We keep count for you, and the details are in the Cardiff rules section further down.

A lot of Cardiff's weekday demand comes from people working here for a few weeks at a time. Nurses and doctors on placement at the University Hospital of Wales in the Heath, contractors on city-centre projects and production crews at BBC Roath Lock in the Bay all want something better than a hotel room.
We set serviced apartments up for those stays, with fast wifi, a proper desk, self check-in and a weekly clean, and we invoice companies directly when they are the ones paying. Stays longer than 31 nights also sit outside the Cardiff visitor levy, which helps when you are quoting a business.
Our guide to mid-term and corporate lets goes into the detail.
Short term let management suits owners who want to keep their options open. Maybe the flat is between tenancies, it is going on the market in a few months, or you want it back for a fortnight every summer.
We list it across Airbnb, Booking.com and Vrbo and take direct bookings where we can. You block out any dates you need, and the pricing tool works on filling the nights in between. Guests, keys, cleaning and laundry are all handled by us while it is let.
Not every property should be a short let, and we will tell you if yours is better on a longer tenancy. Our property management covers the day-to-day running of those homes too, including repairs, inspections and keeping the safety certificates up to date.
If a fixed income matters more to you than the highest possible return, look at Guaranteed Rent Cardiff. You get the same rent every month whatever the bookings are, and we take on the running of the property.
We manage across the whole city. Each part of Cardiff fills in its own way, and that changes how we price and present your property.
Leisure weekends, the Wales Millennium Centre and crews working at Roath Lock. Waterside flats tend to book early for the big weekends.
Walking distance to the Principality Stadium and Cardiff Castle, so match and concert weekends drive the calendar.
Popular with families and longer stays, close to Bute Park and Sophia Gardens.
Parents visiting Cardiff University students, graduation week and people heading to Roath Park.
Quieter streets and period homes near the cathedral, a good fit for families and premium stays.
Hospital staff and contractors who want to be close to the University Hospital of Wales.

Wales has its own rules for holiday and short lets, and a couple of them are changing. This is where things stand for Cardiff owners.
From 1 April 2027 most paid stays of 31 nights or less in Cardiff carry a visitor levy of £1.30 per person per night, and Airbnbs and holiday lets are included. The host collects it and pays it over to the Welsh Revenue Authority, so we build it into your pricing and deal with the returns.
A holiday let in Wales can be rated as a business if it is available for 252 days a year and actually let for 182. The Valuation Office Agency makes that call. Since April 2026 the 182 nights can be averaged over two of the last three years, and the Welsh Government is consulting on lowering the figure. Fall short and the property goes back onto council tax, where Cardiff adds a premium for second homes.
Wales has a separate planning class for short-term lets, and councils can choose to bring in extra controls. Leases, mortgage lenders and insurers often have their own conditions too. We check all of it for your property before it goes live, and our guide to planning permission for short-term lets has more background.
Expect an annual gas safety certificate, a fire risk assessment, working smoke and carbon monoxide alarms, and regular electrical testing. Wales is also bringing in a national register of visitor accommodation, which we cover in our guide to Wales Airbnb registration requirements.
Tell us about the property and we come back with an earnings estimate based on real Cardiff data.
We visit, agree the plan with you and send over the management contract, with the fees and any work that needs doing.
Photos, listings, safety checks and the Welsh paperwork are all sorted before the first guest arrives.
Bookings start coming in, and your first statement and payout arrive on the 22nd.

Our commission is a percentage of the turnover, which means what the guest pays. Cleaning and other running costs come off after that, and the remaining profit lands in your account on the 22nd of each month with a full breakdown. The exact rate depends on the property and the service you choose, and we confirm it with your valuation.
For most owners the gap between short-let and long-let income is big. A typical two-bed in Cardiff takes around £38,745 a year in bookings, against about £14,100 on a long let. Management makes sense when you want that income without being on call for guests, cleaners and repairs yourself.
Yes. Block out the dates you want in the calendar and we price and fill the nights around them.
Size and finish matter most. Four-beds with a premium finish top the Cardiff figures, and they hold the highest occupancy too. Parking, outdoor space and a good kitchen all push a property's figure up.
We do. Close by, we look after properties in Newport through our Airbnb Management Newport service, and we cover Bristol, Bath, Gloucester, Cheltenham and Swindon as well.
Once the contract is signed we start on the photos, listings and safety checks. How long that takes mostly depends on how ready the property is, and we give you a realistic date at the viewing.
Send us a few details and we will come back with an earnings estimate and a straight answer on whether your property suits a short let.
